Villa renovation
Villa renovation from design to handover, under one roof.
Bathrooms, kitchen, interiors, bespoke joinery, windows and doors and the garden: we renovate your villa as one coherent whole, with one point of contact, one schedule and a fixed price agreement per phase.
What is a villa renovation?
One house, one vision, one team.
A villa renovation is not about a single room but about the house as a whole: the layout, the services, the finishes and the connection between inside and out. That calls for a different approach from a series of separate projects. A decision in the kitchen affects the pipework to the bathrooms, new glazing changes the light in the living room, and the garden becomes an extension of the interior.
Premium Houses brings all of those disciplines together in one design and one build. The work is carried out by the permanent build team of Tommy’s Service in Amstelveen: in-house crews for carpentry, joinery and finishing, and long-standing partners for electrics and plumbing. The same people, project after project.
You get the result of a complete renovation, with the calm of one partner who is responsible for everything.
Every discipline
What a complete villa renovation covers.
Each discipline has its own craft. In a villa renovation we design and schedule them as one. Read more per discipline:
What premium means
Premium is also what you don’t see.
A luxury finish is the visible part of a villa renovation. The difference often lies underneath: a waterproof build-up to standard, pipework neatly concealed, a floor that runs through without thresholds and services that stay accessible for maintenance. We give that the same attention as the natural stone and the joinery.
- Materials that age well: natural stone such as marble, travertine and quartzite, solid and engineered oak, brass and lime plaster.
- Joinery that follows the room: wardrobes, wall units and kitchens measured to the millimetre, around alcoves, sloping walls and window frames.
- Comfort and acoustics: underfloor heating, floating floors and decoupled ceilings where they make a difference.
- Light as a design element: a lighting plan for each room, tuned to the way you live in it.
- Respect for your home: a clean, organised site and protection of everything that stays, every working day.
You see materials in real life before anything is ordered. Important decisions are fixed in the design, on paper, not on site. That is calmer for you and avoids costly changes during the build.

The build
One site manager, a fixed sequence of work and a weekly update on progress and planning.
Handover & aftercare
We walk through everything together, close the snag list before we leave and stay reachable.
Project management
One point of contact for the whole house.
Renovations rarely fail on craftsmanship; they fail in the gaps between parties: the week nobody claimed, the decision nobody took. In a villa renovation where ten disciplines meet, coordination matters as much as the work itself.
You have one permanent point of contact and one site manager who is responsible from the first day to handover. That site manager guards the sequence of the trades, coordinates deliveries of joinery and materials and keeps you informed every week.
- One contract and one schedule with clear milestones.
- Invoicing per phase, linked to progress.
- Dust screens and protection of floors, stairs and interiors before demolition starts.
- Preparation of the permit application, in consultation with your architect or structural engineer.
- Staying in the house? For a complete renovation we advise against it. If there is no alternative, we phase the work so that a kitchen and a bathroom are always usable.
Cost and timeline
What does a villa renovation cost, and how long does it take?
Every villa is different, but you deserve a clear starting point. Tommy’s Service, the build team behind Premium Houses, publishes these indications: a full bathroom from around €15,000, a bespoke kitchen from around €25,000 and a whole-home renovation of a townhouse or canal house from roughly €1,500 per square metre. A bathroom takes four to six weeks, a kitchen six to eight; permits and any owners’ association approval can add six to twelve weeks.
The actual figure and schedule depend on the condition of the property, the scope of the work, permits and the level of finish. Our knowledge base explains how:

Frequently asked questions
Good to know.
What is the difference between a villa renovation and an ordinary remodel?
In a villa renovation we tackle several or all rooms and services at once, designed as a whole. That requires one design, one schedule and one accountable site manager, which is what sets it apart from a series of separate projects.
What does a complete villa renovation cost?
As an indication, Tommy’s Service, our build team, quotes from roughly €1,500 per square metre for a whole-home renovation of a townhouse or canal house; a full bathroom starts at around €15,000 and a bespoke kitchen at around €25,000. After the private consult and design you receive a fixed price agreement.
How long does a villa renovation take?
Expect several months on site, depending on scope and permits. A bathroom takes four to six weeks, a kitchen six to eight; permits and owners’ association approval can add six to twelve weeks. You receive a schedule with milestones in advance.
Do you handle the permit?
Yes. We establish whether an environmental permit is required and whether heritage rules apply, and we prepare the application.
Can we live in the house during the renovation?
For a single room, usually yes. For a complete renovation we advise against it. If you need to stay, we phase the work so that a kitchen and a bathroom are always in use.
