Villa renovation · Amsterdam

Villa renovation in Amsterdam, from Willemspark to Plan Zuid.

Villas by the Vondelpark, townhouses in Oud-Zuid and the Amsterdam School architecture of Plan Zuid: renovating in Amsterdam takes craftsmanship and a firm grasp of strict rules and city logistics.

Amsterdam

Where Amsterdam has villas.

Amsterdam is a city of canal houses and apartments, but also of villas, especially in Zuid. Along the Vondelstraat, developed by Cuypers around 1870, detached and semi-detached villas in generous gardens rose on the park side. South of the Vondelpark lies Willemspark, built around 1900 as a villa district with substantial villas.

Further south is Berlage’s Plan Zuid: presented in 1915, carried out from 1917 and strongly shaped by the Amsterdam School until about 1932. It has villas too, for instance on the north side of the Apollolaan, along the Bernard Zweerskade and, from 1954, on both sides of the Minervalaan south of the Zuider Amstelkanaal. Around the Museumplein and the Concertgebouw, early twentieth-century townhouses and apartment buildings dominate.

For all of these homes, the architecture is often the reason you live there. A renovation should strengthen it, not erase it. From Amstelveen, which borders Amsterdam directly, we are on site quickly.

Rules in Amsterdam

Protected townscapes, design review and monuments.

Heritage carries real weight in Amsterdam. Plan Zuid was designated a nationally protected townscape in 2017; that protection covers the structure of the area, not one particular building. Since 2022, Oud-Zuid has also been protected by the municipality, and demolition there is no longer permit-free. The city centre is a protected townscape, and the canal ring inside the Singelgracht has been on the UNESCO World Heritage List since 2010.

Plans are reviewed by the Commissie Omgevingskwaliteit, known until 2024 as the Commissie Ruimtelijke Kwaliteit. In protected townscapes, Amsterdam grades each building: orde 1 for monuments and buildings of comparable cultural-historical value, orde 2 for pre-1940 buildings where preservation and restoration are the starting point, and orde 3. Plan Zuid also has a basic grade. That grading determines how much room there is for changes to facade and roof.

In practice: a lot is possible inside, but a dormer, new window frames or an extension call for careful design and usually a permit. The explanatory document for Plan Zuid, for example, names daylight into the courtyard gardens as a point of attention for dormers. Consulting the municipality early helps to avoid surprises.

Foundations. Amsterdam’s buildings have traditionally stood on piles, and timber piles must stay under water to avoid rot. For heavier interventions, such as natural stone, an extra bathroom or an extension, we involve a structural engineer early. The municipality runs a foundation desk (Funderingsloket) for owners.

Logistics

Building in the city: everything arranged in advance.

In Amsterdam, logistics drive a large part of the schedule and cost. These are the rules we arrange before every project:

  • Skip, materials or scaffold on the street. A free notification must be made at least 48 hours ahead, for up to 3 objects or 2 parking bays. In the Centrum district and on quays and bridges, an object permit is always required; apply at least 7 working days ahead.
  • Reserving parking bays. For loading, unloading or work, parking bays are reserved through a temporary traffic measure, at least 6 working days ahead.
  • Working hours. Building work is allowed Monday to Saturday from 07:00 to 19:00. Outside those hours an exemption is required.
  • Zero-emission zone. Inside the S100 ring road, a zero-emission zone applies to vans. Newer vans (from 1 January 2025) may only enter if fully electric or hydrogen-powered; older fossil-fuel vans with emission class 5 until 1 January 2027 and class 6 until 1 January 2029. The city expects to extend the zone to the area inside the A10 from 2028.
  • Trees. Felling a tree with a trunk circumference of at least 31 centimetres, measured at 1.30 metres, requires a permit in Amsterdam.

For you, that means a schedule in which permits, parking and deliveries are settled before the first working day. Read also how long a villa renovation takes and what it costs.

Frequently asked questions

Good to know.

Do you also renovate townhouses and canal houses?

Yes. Besides villas, we renovate townhouses and characterful properties throughout Amsterdam. For a whole-home renovation of a canal house or townhouse, Tommy’s Service, our build team, gives an indication from roughly €1,500 per square metre.

Do I need a permit in Plan Zuid or Oud-Zuid?

Usually not for interior changes, unless the building is a monument. Changes to facade and roof, a dormer or an extension often do need one, and in Oud-Zuid demolition also requires a permit. We check the rules for your address before quoting.

Can contractors’ vans still enter the city?

Inside the S100 a zero-emission zone applies to vans. Newer vans must be fully electric or hydrogen-powered; older fossil-fuel vans have transition periods until 2027 and 2029. We plan transport and materials accordingly.

What does a renovation in Amsterdam cost?

As an indication, Tommy’s Service, the build team behind Premium Houses, quotes a full bathroom from around €15,000, a bespoke kitchen from around €25,000 and a whole-home renovation of a townhouse or canal house from roughly €1,500 per square metre. The actual figure depends on property, scope and finish.
