Villa renovation · Amstelveen
Villa renovation in Amstelveen, by a team from here.
Our studio is on the Noorddammerweg in Amstelveen. From a 1930s villa in Elsrijk to a detached house along the Amstel: we know the homes, the rules and the streets.
Amstelveen
A municipality of characterful villas.
Amstelveen borders Amsterdam, Haarlemmermeer, Ouder-Amstel, Aalsmeer, Uithoorn and De Ronde Venen, and much of the Amsterdamse Bos lies within its boundaries. For us it is home ground: the villa neighbourhoods are a short distance from our studio on the Noorddammerweg.
A few areas stand out for villa renovation. In the 1930s, semi-detached houses and elegantly designed detached homes were built in the Amsterdam School style, for instance around the Catharina van Clevepark in Randwijck, on the west side of Elsrijk and along the Emmakade in Patrimonium. Elsrijk-West was built between 1912 and 1955 to a 1924 plan; its 1930s avenues, such as the Charlotte van Montpensierlaan and the Keizer Karelweg, were intended for the wealthier middle class.
Along the Amstel lie country estates such as Wester-Amstel and Oostermeer, with histories going back to around 1700. Across the municipality you will find detached villas from the early twentieth century, several of them municipal monuments.
What these homes need
Good bones, built for a different life.
A 1930s villa often has much of what you are looking for: generous rooms, fine proportions, characterful details and a garden. Yet it was built for a different way of living. In Amstelveen we therefore see the same wishes again and again:
- A kitchen that opens onto the garden, often combined with a rear extension.
- A master suite with en-suite bathroom and walk-in wardrobe upstairs.
- An attic turned into a proper floor.
- Today’s comfort: underfloor heating, better insulation, new services and well-insulated window frames.
- Keeping what makes the house special, such as stained glass, panelled doors, staircases and original details.
Our approach: look carefully at what is there first, then design. We keep original details where possible and bring services and comfort up to today’s standard as discreetly as possible. See how we approach a complete villa renovation.
Rules in Amstelveen
Permits and protected areas.
Amstelveen has many municipal monuments and several municipally protected areas, including the Oude Dorp (old village), Elsrijk-West (since 2020), the Nassaupark, the Boekenrodelaan, the Catharina van Clevepark with the Rentmeesterslaan, and the Dijkgravenlaan.
In those protected areas, protection covers the facades and roof slopes facing public space. Changes to them, and to fences, walls and outbuildings, require a permit; interiors are not covered by this protection. A new kitchen or bathroom is therefore usually no issue there, but a new dormer or different window frames on the street side do need a permit.
You apply for an environmental permit through the national Omgevingsloket. The municipality decides within 8 weeks and can extend that once by 6 weeks. If in doubt, you can first request a pre-application meeting (omgevingsoverleg).
Trees. In Amstelveen you may fell a tree on your own land without a permit if it is not on the map of valuable trees and not in a publicly accessible area. If it is on that map, you need a permit. For an extension or new terrace, we take this into account from the first design.
The national rules are explained in our guide do you need a permit to renovate?
Logistics
Working in Amstelveen: close at hand.
Because we are around the corner, we are on site quickly: for the survey, during the build and for aftercare. We arrange the practicalities in advance too:
- Skip, scaffold or site hut on the street. Notify the municipality at least 4 weeks ahead; notification is free. On paid or permit parking, or for more than six months, a permit is needed, to be requested at least 8 weeks ahead.
- Space on the street. An object may not take up more than 2 parking spaces, and 1.20 metres of pavement must stay free.
- Parking. For company vans there is a service-provider permit, which the municipality explicitly also issues to contractors. It is not valid in the short-stay and blue zones of the Stadshart.
- Working hours. Building work is allowed on working days and Saturdays between 07:00 and 19:00. We are happy to inform the neighbours about the schedule in advance.

Frequently asked questions
Good to know.
Do you work throughout Amstelveen?
Yes. Our studio is in Amstelveen, on the Noorddammerweg. We work in every neighbourhood, from Elsrijk and Randwijck to the Oude Dorp and along the Amstel, and in the surrounding municipalities.
Do I need a permit in Elsrijk-West or the Oude Dorp?
Usually not for interior work. In the municipally protected areas, changes to street-facing facades and roof slopes, fences and outbuildings do require a permit. We check this for your address before quoting.
Can I fell a tree in my garden?
In Amstelveen you can, without a permit, if the tree is not on the map of valuable trees and not in a publicly accessible area. If it is on that map, you need a permit.
What does a villa renovation in Amstelveen cost?
As an indication, Tommy’s Service, the build team behind Premium Houses, quotes a full bathroom from around €15,000, a bespoke kitchen from around €25,000 and a whole-home renovation of a townhouse or canal house from roughly €1,500 per square metre. The actual figure depends on property, scope and finish.
