Villa renovation · Het Gooi

Villa renovation in Het Gooi, respecting character and greenery.

Hilversum, Bussum, Naarden, Laren, Blaricum and Huizen: Het Gooi is rich in villas. We renovate with care for protected townscapes, mature trees and the architecture that makes the region so special.

Het Gooi

Built for living amid greenery.

Het Gooi traditionally consists of Hilversum, Huizen, Bussum, Naarden, Laren and Blaricum; Bussum and Naarden now form the municipality of Gooise Meren together with Muiden. After the Oosterspoorweg railway opened in 1874, the region became attractive to commuters, and between 1880 and 1940 villas and entire villa districts were built.

That legacy is visible everywhere. Hilversum’s Noordwestelijk Villagebied is a nationally protected area of 331 hectares, including the Boomberg park. Het Spiegel in Bussum was developed in phases between 1874 and 1940 and has been nationally protected since 2007. Villa districts grew around the village centres of Laren and Blaricum; the Brink in Laren and the village of Blaricum are nationally protected too.

Greenery is part of it. The Goois Natuurreservaat foundation, established in 1932, manages more than 2,800 hectares of nature in the region.

What these villas need

Keep the character, add the comfort.

A Gooi villa from the period 1880 to 1940 often has a character you want to keep: the roof, the facade, the proportions of the windows and the relationship with the garden. At the same time such a house calls for a big step up in comfort. Typical briefs:

  • Renewing and upgrading services without affecting the exterior.
  • A kitchen-diner opening onto garden and terrace.
  • Bathrooms and a master suite to today’s standard.
  • Window frames that suit the architecture, with good insulation.
  • A garden and terrace as an extension of the house, respecting existing trees.

In a protected townscape it is mainly about the street side. At the rear and inside there is usually more room for contemporary interventions. See how we approach a complete villa renovation, or browse our gardens and wellness projects.

Rules in Het Gooi

Protected townscapes and trees.

Het Gooi has several nationally protected townscapes and village views. Gooise Meren lists four: Het Spiegel, the Brediuskwartier, Naarden Vesting and Muiden Vesting. Hilversum has three: the Noordwestelijk Villagebied, Plan Oost and Hilversum Zuid. In Laren the Brink is protected, and Blaricum also has a nationally protected village view.

In Hilversum’s protected areas, a permit is required for changes to front and side facades, such as dormers and window frames, for solar panels visible from the front or side, and for changes of material. Like-for-like maintenance is permit-free.

Trees. In Hilversum, a felling permit is required for trees with a trunk diameter of 30 centimetres or more, measured at 1.30 metres. In the Noordwestelijk Villagebied this applies to all trees, whatever their size. Anyone who fells must replant or contribute to a replanting fund. For an extension or new terrace, we take this into account from the first design.

Each Gooi municipality has its own omgevingsplan with its own rules. We check them for your address before quoting. The national rules are explained in do you need a permit to renovate?

Logistics

From Amstelveen, with a dedicated team.

From our studio in Amstelveen, Het Gooi is easy to reach: Naarden is around 26 kilometres and Hilversum around 30 kilometres away by road. For a villa renovation in the region we work with a dedicated build team and a schedule that accounts for travel and deliveries.

  • Building work is allowed on working days and Saturdays between 07:00 and 19:00 here too.
  • A skip or scaffold on the public road is subject to your municipality’s rules; we arrange it in advance.
  • Felling permits and any replanting duty are built into the schedule for extension, terrace and garden.
  • One site manager and a weekly update, even if you are not on site every day.

For the right project we travel throughout the Netherlands. Read also what a villa renovation costs and how long it takes.

Frequently asked questions

Good to know.

Which places in Het Gooi do you work in?

Throughout Het Gooi: Hilversum, Bussum, Naarden, Huizen, Laren and Blaricum, and beyond for the right project.

Can I fell a tree in Hilversum for an extension?

In Hilversum a felling permit is required for trees with a trunk diameter of 30 centimetres or more at 1.30 metres; in the Noordwestelijk Villagebied for all trees. Anyone who fells must replant or contribute to a replanting fund.

What can I change on a villa in a protected townscape?

Inside and at the rear, a lot is usually possible. Street-side changes such as dormers, window frames or different materials generally require a permit in the protected areas. We check this for your address.

Isn’t Het Gooi too far from Amstelveen?

No. Naarden and Hilversum are around 26 to 30 kilometres away by road. We work with a dedicated team and plan the logistics in advance.
